Key elements where CouselPro Lending has capital providers:

  • Minimum transaction size: $25mm – Ideally $100 to $250 million up $750mm
  • Portfolio Buy-outs/ Acquisitions – including minority equity at $150mm++
  • Equity – Joint Venture (JV)
  • Minimum equity from sponsor from 5% to 20%
  • Senior & Junior Secured debt
  • Bridge lending ($5mm to $50mm with 50-60% LTV)
  • Commercial Sale Leaseback
  • Programmatic investing in real estate related businesses (example; real estate financial services, non-traditional mortgage companies, real estate lenders)
  • Important: Developer or sponsor has a multi-year successful track record
  • Ideally off-market transactions (no real estate broker)
  • Geography – ideally USA – and balance of North America & Europe, will consider select significant opportunities in Caribbean and Central America
