Key elements where CouselPro Lending has capital providers:
- Minimum transaction size: $25mm – Ideally $100 to $250 million up $750mm
- Portfolio Buy-outs/ Acquisitions – including minority equity at $150mm++
- Equity – Joint Venture (JV)
- Minimum equity from sponsor from 5% to 20%
- Senior & Junior Secured debt
- Bridge lending ($5mm to $50mm with 50-60% LTV)
- Commercial Sale Leaseback
- Programmatic investing in real estate related businesses (example; real estate financial services, non-traditional mortgage companies, real estate lenders)
- Important: Developer or sponsor has a multi-year successful track record
- Ideally off-market transactions (no real estate broker)
- Geography – ideally USA – and balance of North America & Europe, will consider select significant opportunities in Caribbean and Central America
